Three vacant city sites are identified for housing plans

DUBLIN City Council has identified three vacant sites for a massive housing development programme - the first since the crash.

Developers, builders, investors or consortia are invited to put forward expressions of interest for the private public partnership house building plan on council land stretching to over 30 hectares.

It's estimated that approximately 1,500 houses and apartments could be built on the land in Santry, Darndale and Cherry Orchard, according to the Irish Times.

"The primary use will be residential together with retail and other commercial uses where appropriate," the council said.

"The residential elements shall result in a high quality development of mixed tenure managed private and public housing of various types reflecting the density needs and characteristics of the location."

It is the council's first major collaboration with private housing providers since the collapse of the public-private partnership (PPP) schemes almost seven years ago.

The largest of the three sites is a 16-hectare site on Oscar Traynor Road near Santry, just to the east of the entrance to the Dublin port tunnel.


It's reported that this plot will be of interest to developers given its location in a settled residential area close to Beaumont Hospital and just off the M1. The site in itself could provide more than 700 homes - apartments and houses.

The next site, an 8.2-hectare site near Cherry Orchard Hospital, is estimated to have the potential to accommodate 400 houses and apartments.

The site is to the west of Ballyfermot and east of Cloverhill Prison, but is inside the M50.

A 6.3-hectare plot at the junction of the Malahide Road and Belcamp Lane is the third site and has been earmarked for residential development as part of the Clongriffin and Belmayne local area plan.

The council is investigating how the model can be worked out, but it has outlined that housing would remain in the rental market and discussions with interested parties will also outline development options.
