The flat for €65,000 and €340K off this seaside home

BARGAIN properties are to be auctioned in Dublin later this month, including a city home going for less than a fifth of its Celtic Tiger price.

The top-floor, three-bed maisonette at 15 Church Road in East Wall, Dublin 3, has a reserve price of €65,000.

According to auctioneers Merlin Property, a similar home on the ground floor sold for €385,000 four years ago.

"This three-bedroom, top-floor maisonette property has been in the private seller's family for over 120 years and retains many of its original features such as high ceilings and feature fireplaces," the company said.

Eight residential properties and two commercial investments will go under the hammer, ranging in price from €50,000 to €530,000.

They are located in Dublin, Clare, Cork, Carlow, Galway Longford and Tipperary.

The homes include 8 Marine Avenue in Sandycove, south Co Dublin.

"This three-bed, two-storey property is located in the much sought after Coast Road area of Sandycove. It has the many modernised services for a 21st-century house while retaining the character of a traditional late 1920s house," Merlin said.

A reserve of €530,000 has been slapped on the house, which had an asking price of €870,000 in 2010.

"The garage is converted. It is suitable for a granny flat, teenage den or home office," the auctioneers said.

Another attractive-looking property is Turlough House, Ballyvaughan, Co Clare -- located in the heart of the famous Burren region.

The five-bed home, which had an asking price of €875,000 as recently as two years ago, now has a reserve of €250,000.

It has six bathrooms, a gym and it overlooks Turlough Lake.

"The property was well thought out in construction and layout, affording the opportunity to use it as a B&B in summer months. It stands on 0.5 acres," Merlin said.

The auction featuring 10 properties will take place on November 22 in the Burlington Hotel at 11am.

The other homes going under the hammer are Monemore in Emly, Co Tipperary; 4 High Street, Leighlinbridge, Co Carlow; 8 Carleton Wharf, Youghal, Co Cork; Creenagh, Newtownforbes, Co Longford and Lodge 76, Clifden Glen, Clifden, Co Galway.

The commercial units are an industrial unit in the Cookstown Industrial Estate in Tallaght, Dublin 24, and a pub with four apartments on Abbey Street, Cahir, Co Tipperary.

Viewings can be arranged through the Merlin Property Team.
