Locals object as firm seeks 'flexibility' on minimum room size

A group representing several thousand residents in the Harold's Cross area of Dublin has hit out at plans for bedrooms as small as 6.3sqm in a new 61-bed space 'build to rent' shared-living scheme.

The development by Ireland Israel JV Fund in Harold's Cross Road is aimed at young professionals.

Consultants for the firm claim that "a degree of flexibility is appropriate" over the small number of bedrooms that don't meet minimum size requirements.


Ministerial guidelines specify that bedroom sizes in 'shared-living' accommodation should be a minimum of 12sqm.

However, a small number of bedrooms in the development fall well short, with one just 6.3sqm, another 7.5sqm and another 9.7sqm.

The vast majority of the bedrooms, at 18sqm, exceed the standard minimum.

However, in an objection, Cllr Patrick Costello (Green Party) has told Dublin City Council that "this application is particularly crass given its inclusion of rooms of 6.3sqm, 7.5sqm and 9.7sqm".

In its objection, Sheridan Woods, planning consultants for the Harold's Cross Village Community Council (HCVCC), state that the development should be refused owing to the bedroom sizes proposed.

HCVCC represents the view of 10 residents' associations in the area. It argues that the sizes of a number of bedrooms on the ground floor "are completely unacceptable and do not indicate a bathroom or a shower-room".

The HCVCC says one of the proposed communal rooms is an internal room with no windows.

On behalf of HCVCC, Sheridan Woods further argues that the layout of the development is sub-standard and it fails to create appropriate quality communal areas.


The Planning Partnership, consultants for the applicants, state that the development - being relatively small in scale - would complement the area's ongoing regeneration.

In relation to the bedrooms that don't meet the required minimum, the Planning Partnership adds: "In our opinion, a degree of flexibility is appropriate given that the applicant is seeking to re-purpose an existing structure."
