Trader uppers set sights on Kiltipper

The third phase of Elder Health, a development of affordable three and four-bed terraced, semi-detached and detached homes at the foothills of the Dublin mountains, is expected to attract first-time buyers and young families keen to leave apartments in south county Dublin in search of more space and a garden for their children.

The first homes built at Elder Heath, located off the Kiltipper Road near Tallaght, were quietly placed on the market in October 2014, before the development's official launch in February.

Some 50 houses at Elder Heath have sold since then, about 30 of which are now occupied. The most recent phase is expected to be completed between December and March.

Many of the buyers to date have traded up from apartments in areas such as Sandyford and Stepaside, and some purchasers have traded down from suburbs like Rathfarnham, Ballinteer, and Knocklyon, according to the selling agents.

There are about 25 houses for sale, most of which are three-bed semis priced at €275,000. Prices for the three-bed mid-terraced and end-of-terrace houses are from €260,000, while the four-bed semi-detached and detached homes start at €315,000, with no management fees.

The properties are built with timber frames and have an A3 BER rating. The facades are a mix of red and yellow brick fronts, with cream render exteriors, grey uPVC windows and pitched roofs. The driveways are cobbled in the same colour brickwork, and timber side gates lead to seeded rear gardens.

Interior features include a wall-mounted electric fire in the living room, a contemporary fitted kitchen with extensive floor and wall tiling, and colonial-style four-panel doors with brushed chrome handles.

Upstairs, there are two double bedrooms and a third bedroom larger than the average box room.

Elder Heath is being built by Kelland Homes. A new three-bed show home at Elder Heath will be available for viewing on Saturday and Sunday, between 2pm and 4pm.
