Ah Sandymount... where would executive tenants be without you? This perennially popular, posh coastal resort bang in the heart of Dublin 4 commands top buck and in the case of this penthouse apartment, you'll get plenty of bang for it, whether you're a newly appointed diplomat at one of the nearby embassies or a 20-something Google tech.

Spaciously laid out over more than 1,700 sq ft, this two-bed is bigger than most four-bed starter homes on the market today.

It's up on the third floor of Shrewsbury Square, a modern, gated red-brick and granite block with 24 hour concierge service on the corner of Sandymount Avenue, which is behind the Dart station and around 550m from the upmarket village.

It's actually a three-bed but the smallest of the bedrooms has been converted into a study, which would work well for someone who needs a home office, perhaps.

The main living area is fully open-plan, with the kitchen, dining and living area leading in from a spacious, marble-tiled lobby through glass doors. It, in turn, leads out to the full length balcony with glass balustrade and plenty of outdoor furniture. The living area is dual aspect and the contemporary comfy seating has been grouped around the corner angle with a few period armoires and dressers dotted about for contrast. There is an inset gas fire and fireplace.

The kitchen area is white and bright, with a full range of appliances (including a 'plate warmer' which I imagine any Bake Off fans would put to better use as a 'proving drawer'), all wall-mounted to maximise on storage space, and a five ring hob.

A breakfast bar/island is complemented by a proper dining table and chairs. There is a separate utility room housing the laundry appliances. The two bedrooms are both ensuite and there is a separate guest shower room. All are finished to a high spec and the bathrooms in particular are top end.

Two parking places in an underground car park come with the lease and the property is available for let from October 17.

Sandymount is popular because of the local amenities, including sports grounds, the strand, good schools, shops and restaurants.

LEASE: One year.
