The new home view: the latest developments around the country
Location is key alongside 19th century styling with modern interiors
Three imposing buildings on the Merrion Road in Ballsbridge have been redeveloped into luxury apartments.
Malton House, originally constructed in the 1800s, was purchased by the British Government and housed their embassy for many years, while its neighbours, the newly built Grafton House and Linden House all now conjoin to form what is known as 31-33 Merrion Road.
Only the original façade has been retained which means the interior is completely modern and benefits from contemporary building which has been developed over three floors. Apartment names are given by house, e.g. Linden 3 or Malton 5.
A development of 50 units in total, 38 are for sale, the remaining 12 already in private ownership. Priced from €615,000 they range in size from 1,021-1,684 sq ft and the price reflects that most important of property qualities - location. The majority are two-bedroom units, and there are a variety of styles and shapes given the structure of the original buildings. There are a couple of three-bedroom units and a single two-bedroom penthouse at 1,334 sq ft with double height ceilings is on offer for €810,000.
As you might expect, interiors are top notch with solid maple kitchens, polished black granite worktops and Neff appliances. Each has three bathrooms - one off each of the bedrooms and a guest WC off the hall.
Kitchen/dining areas lead into sitting rooms and there is plenty of landscaping in the grounds with extensive ironmongery on balcony railings and gates. With a nod to the original house, period features have been restored and details on skirting, architraves and interior woodwork is precise. The exterior is redbrick with cut-stone detailing.
The agent is marketing with trader-downers in mind, but has received much interest from foreign and ex-pat buyers all over the world. Given its location it might be expected to attract the corporate market also, looking for temporary residences for visiting executives.
Each unit comes with at least one car park space and some with two. There is an on-site concierge to cater for residents' requirements and a lovely walled courtyard with extensive plantings, statuary and water features. Management fees will be in the range of €6,000 p.a.
Locally, it is bang in the centre of Ballsbridge with its shops, restaurants, the RDS, and of course, the rugger heads will be able to walk to the nearby Aviva stadium. Viewing is Saturday and Sunday 12pm-2pm.
