Cottages so resilient
Dodder View Cottages in Ballsbridge, an arrangement of red-brick houses built in 1912, didn't come with gardens. They did have the River Dodder, though, right across the street.
Unfortunately the river has turned on the residents more than once - most recently in 2011, when the houses had to be evacuated because of flooding. A flood defence plan is now afoot.
Number 24 Dodder View Cottages doesn't look directly at the river, which must be both an advantage and a disadvantage, all things considered.
It's three-bedroom terraced townhouse of 904 sq ft and its ground-floor living areas - sitting room, dining room and kitchen - are all open plan. The three bedrooms and the main bathroom are upstairs, and the master bedroom has an ensuite bath and shower.
There's gas-fired underfloor heating and double-glazed sash windows, so although it's a 100-year-old house, it has a conveniently modern energy rating of C2.
It's for sale for €550,000 with Gunne in Ballsbridge (01 632 3000).
This Shrewsbury Park house in Ballsbridge, Dublin 4 sold in April of last year for €460,000, according to the Property Price Register. It's now back on the market for €165,000 more - an increase of almost 36pc.

Number 3 in the estate is a three-bedroom detached townhouse on three floors with a balcony. Its internal dimensions are 1,345 sq ft and it's unusual in that the three bedrooms - one of which is ensuite - are all on the ground floor, along with a bathroom.
There's a shower room off the first-floor landing and a door leading to the living room/dining room, which has a wood floor and a fireplace with an electric fire. Double doors lead from there to the timber-decked balcony and there's a kitchen adjoining the room at the other end.
Above that level is a mezzanine room measuring 19ft by 13ft, with four roof windows.
