Estate agents tend to overuse the phrase "no expense spared", but it does seem to be true of 11 Riverside Drive in Rathfarnham, Dublin 14.

Built in 2008, this five-bedroom detached family home has had a great deal of money thrown at its fittings and finishings.

It has lead crystal chandeliers, hand-painted wooden kitchen cabinets with granite countertops, hardwood floors (walnut in the reception rooms and oak in the bedrooms), and Crema Marfil marble in the hall and kitchen.

It's full of expensively up-to-the-minute technology too, with solar panels and underfloor heating (giving it a B3 energy rating), as well as a central vacuum system, electronic gates and a video intercom system.

The floor area is 3,444 sq ft - a good-sized chunk of which has been given over to a set of interconnected reception rooms running from the front of the house to the back.

First there's a drawing room with a white Portuguese stone fireplace. Bi-fold doors open from there to a dining room, creating a reception room 40ft long, and more double doors there open into the open-plan, L-shaped family room and kitchen. This room is lit by electrically-operated skylights and by two sets of doors to the garden, as well as a full wall of windows.

Also on the ground floor there's a study, a utility room and a guest toilet - all with marble floors.

Four of the bedrooms are on the first floor, three of them with en-suite showers, and the main bathroom on the upper level has a jacuzzi bath and a bidet. The master bedroom occupies a large attic room and has an en-suite with another jacuzzi bath and bidet.

There's a gravelled driveway out the front, and a 68ft landscaped back garden with a patio, fish pond and glasshouse.

The agent is Des Lalor Auctioneers (01) 247 8851 and the asking price is €1.5m.
