Some auctioneers insist on having other estate agencies on board when it comes to selling their own private homes. This is because it's difficult even for the professionals to detach emotionally when their own abode is involved. Others will sell through their own agency, but insist on another sales team member in the firm handling the process in order to generate the necessary distance.
So while the Janet Carroll agency is selling its principal's home at 23 Lindenvale off Proby Square in Blackrock, County Dublin, the well known South County business woman is staying hands off through the entire sales process.
It's bright, warm, roomy, well cared-for property located both near the sea front, the well known Victorian era village with its range of shops, eateries and a popular market.
Janet and her husband built the house on their return from France in the early 1990s, making sure there was plenty of space for them and their four young children. The extra space came in extra handy as the couple were able to rent two attic rooms to students.
Now, with the children grown, the place is "like a temple", she says. "It's wasted on us. We're living in two rooms. We want to free it up so other people can have the life in it that we had."
The house has 2,153 sq ft with five first-floor bedrooms, one with an en suite bath and another with a south-facing balcony, where you can escape Coco Pops-fuelled chaos in the kitchen. Above that are the two skylit attic rooms.
The ground floor has an oak-floored sitting room with a stove in the fireplace, a dining room with patio doors, and a kitchen with double doors to a family room, where there's another stove.
The back garden is paved and contains a brick building that's heated and wired for internet, currently used as a gym.
No23 Lindenvale is for sale for €1.25m through the Janet Carroll agency (087) 400 2020.
