Just a handful of residential schemes have come on the market in Limerick City since the country's property market began to recover back in 2014. Evanwood, on the city's fashionable Golf Links Road, has its origins in the boom era, but is now going some way to plug Limerick's housing shortage.
Evanwood was originally built by Ger Clohessy, brother of former rugby international Peter Clohessy and himself a Young Munster captain. A receiver was appointed to the scheme after it fell victim to the recession.
In 2014, building on the unfinished site was revived by Wexford-based Liam Neville Developments, which late last month launched the third and final phase. The new homes are proving popular with first-time buyers who work in the nearby University of Limerick, Johnson & Johnson, and Cook Medical at the National Technology Park in Plassey.
The final tranche at Evanwood consists of 36 three and four-bed semi-detached homes, both with and without kitchen extensions to the rear. While all the three-beds have sold, there are six four-bed properties still available. Prices start at €257,950 for a regular four-bed, where the kitchen runs the width of the rear of the house, and at €275,950 for the four-bed with a kitchen extension.
There is coving and LED spotlights throughout the ground floor, as well as a feature fireplace in the living room. Upstairs, the main bedroom is fitted with sliding robes, while the guest bedroom has wardrobes with double doors.
The facades of the houses at Evanwood are a mix of brick and dark cream plaster, with a bay window to the living room.
A shrubbery border separates the front tarmac driveway from that of neighbouring driveways, and there are block dividing walls to the patio and back garden, which comes with its own shed.
The properties were designed to have an A3 rating, courtesy of features such as triple-glazed windows and doors.
Evanwood is 6km from the centre of Limerick City and 5km from access to the M7 motorway.
