Delgany has become very popular with young buyers who are looking for somewhere suited to family life. Since the arrival of Eden Gate back in 2006, and, more recently, Eastmount, infrastructure has been growing to accommodate these new homeowners.
There are now seven primary schools in the area for the younger children and four secondary schools, which is a big attraction when buyers are looking a long-term option.
Wicklow has also become even more popular since the start of the pandemic, with many unlikely to return to the office on a fulltime basis. A commute two or three days a week into the city doesn’t seem so daunting, particularly when the trade off is the opportunity to live by the sea in a smaller community.
Just beyond Greystones, Delgany is an old-fashioned village with a lot to offer. The Firehouse Bakery is a huge attraction in the area, with people driving through counties to get their hands on the crusty sourdough or woodfired pizzas.
Then there is the Delgany Grocer with fresh fruit and veg, meats, fish and every herb or spice you could think of. And not to forget the Pigeon House beside this, which is open all day so locals can meet up for anything from brunch to cocktails.
Archers Wood is the latest development that is being built to meet the strong demand for homes in the area.
It is named after Dr Arthur Manford Archer, who was a resident of Bellevue House and also the first president of Delgany Golf Club. The first phase was launched in June and now the next phase of 28 houses has just been released.
This phase will comprise of three-bed houses with an approximate floor area of 1,280sq ft and a starting price of €485,000 and four-beds that will be about 1,518sq ft and priced from €580,000. The houses are due to be ready for occupation between Christmas and spring of 2022.
The standard of finish is expected to be high in the Cairn-built homes. They will be A2-rated and designers BBA Architecture chose terracotta-coloured roof tiles for each home as a nod to the arts and crafts architectural heritage in this part of Wicklow.
The houses will have a large kitchen with utility room to the back and a separate living room at the front. Upstairs, the master bedroom will be en suite and there will also be a family bathroom. Kitchens by Nolans will be fitted and there is an appliance package included. There will also be fitted wardrobes in the bedrooms, and floor and wall tiling in the bathrooms.
The design of the development will definitely win young families over. A lot of thought has gone into the communal areas and how to make them appealing and safe for children. The Three Trouts way is a route for walking and cycling along the Three Trouts Stream and through the woodland. There will also be a playground, tennis and basketball courts and a sports field on site.
Interest is already very strong for homes at Archers Wood with first-time buyers from south county Dublin and locals from larger homes who are looking to trade down.
Private viewings of the showhouse are by strictly by appointment through joint agents Sherry FitzGerald (01) 6671888 and Kelly Walsh (01) 6645500.
