Ballintemple, the genteel Cork suburb whose one-time residents included mathematician George Boole and actor Cillian Murphy, is home to a new development called Aylesbury that is being built beside Cork Constitution's rugby grounds.
Centurion Homes is building 75 two-bed apartments, three-bed duplexes and four-bed houses at Aylesbury. The development, which is being constructed on the five-acre site of a former Eir building adjacent to Cork Con's pitches, is situated just off the Blackrock Road, near the riverside village of Blackrock. The same developer was responsible for Cluain Mara, a 27-unit residential estate off Farm Lane in the upmarket coastal town of Kinsale.
Aylesbury was launched in October 2018 and Centurion Homes followed up with a second phase in April. A final phase is poised to launch soon. For now, there are two four-bed homes with west-facing gardens still on the market from April's release.
One of the remaining properties is a mid-terraced townhouse from the type C range that's selling for €500,000. This four-bed home has 1,765 sq ft of living space spread across three floors. The second property for sale is another three-storey four-bed, this time from the type A design. This detached home spans 1,820 sq ft and is priced from €700,000. Both homes have already been completed and are ready for a fit-out.
The façades of the timber-framed houses are finished in a combination of a smooth painted render and a pale St Ives Cream Rustica brick, all complemented by a slate roof and double-glazed alu-clad windows. At the A design, there are large windows to the front bay and zinc cladding to both the front dormer and to the flat canopy that hangs over the front door. To the front, there is a cobble-lock driveway flanked by shrubbery, while the rear garden comes with a feature limestone patio.
Inside, the walls, ceilings and joinery are painted throughout in fashionable hues from Colourtrend. The front living room comes with a bay window and is fitted with a built-in, log-effect electric fire from Evonic's e-series.
To the rear, a kitchen/dining/family room spans the entire width of the house and has large sliding glass doors that open onto the patio. Buyers have a choice of high-gloss and matt colours for the sleek, handle-less kitchen from Kube Interiors. Purchasers also have a range of options for their Silestone worktops and splashbacks. The kitchen comes with a hob, an oven, a fridge-freezer and a dishwasher from French brand De Dietrich.
The separate utility room has also been fitted out by Kube, while all the bedrooms are fitted with wardrobes. The master bedroom, which comes with an ensuite and a walk-in wardrobe, is located on the first floor, where it has a near floor-to-ceiling front window. There are two further bedrooms and a family bathroom on the same level. The top floor, which has a dormer window to the front and one to the rear, is home to an ensuite bedroom. The bathrooms and ensuites come with a wall-hung WC, pressurised showers and vanity units.
A heat pump system at the A-rated properties incorporates a heat recovery unit that refreshes the air throughout each home. The three-zone heating system provides underfloor heating to the ground floor and to the highly efficient Alurad radiators on the first and second floor. Outside, there is a charging point for an electric car.
Centurion Homes is landscaping two large central green areas at Aylesbury for communal use. Residents can also take a stroll along the Marina Walk to Blackrock village, with its artisan food stores and neighbourhood eateries. Douglas village, meanwhile, is a ten-minute walk away.
Aylesbury has easy access to transport links such as the Jack Lynch Tunnel, which connects on to the M8 motorway to Dublin, and the Link road network. For families, there are many highly regarded primary and secondary schools in the vicinity.
Viewings at Aylesbury are by appointment.
