Malahide is one of those places that gets in under the skin, and people who live there or grew up there can't imagine ever living anywhere else. The difficulty comes when families who have raised their children in the north Dublin seaside village find themselves living in houses that have too many empty bedrooms, with heating bills that are putting too large a dent in the disposable income that could be spent in so many more enjoyable ways.

The launch of the Apartments at Robswall comes at just the right time for those who are ready to downsize, as well as for others who simply prefer the convenience of apartment living.

Hollybrook New Homes has already completed and delivered several phases of family homes at the upmarket coastal development, and buyers who have already taken up residence and would like to bring granny and granddad a little closer may well be among those making appointments to view the two ground-floor show apartments that are now available to view by private appointment.

The apartments sit on a gently elevated site close to the coast, and their more-generous-than-average proportions and elegant design make for luxurious contemporary homes. There are fine views of the coastline from every window, and the extensive outdoor spaces which come with the ground-floor apartments are designed to complement and extend the living spaces, when the Irish weather allows. The ground floor show apartments come with carpets and flooring, and the custom-designed kitchens are fitted with soft-close drawers, under cabinet lighting and a full range of branded appliances including dishwashers, fridge-freezers, microwaves, and multi-function ovens. The kitchens also feature stone worktops. Each apartment has a separate utility room ready to take a washer/dryer.

The bathrooms and ensuites are fitted with polished chrome brassware and heated towel rails, and are tiled in porcelain.

The apartments are A rated, with gas-fired central heating, and range in size from 947 to 1216 sq ft. The ground floor, garden level apartments are priced from €440,000, while the second-floor apartments start at €465,000.

Malahide lies 10 miles north of the city centre and is a 10-minute drive from Dublin Airport. The DART journey into Connolly station takes 19 minutes and there are also bus links from the village. Sports facilities in the area include golf, tennis and sailing, while the coastal walks, including along the five-mile Velvet Strand, are many and diverse.

Malahide Castle, the ancestral home of the Talbot family since the 12th century, is one of the area's most distinctive amenities, and well-used by local residents who take advantage of the excellent playground to the always-busy branch of Avoca in the grounds of the demesne.

Malahide has a great array of specialty food shops and boutiques, and a fine selection of bars and restaurants, including Old Street and Oliver Dunne's Bon Appetit, are favourites with residents.
