Harold’s Cross has seen something of a hipster revolution in the past couple of years.

With cafes like Brew 204, Noshington, Green Fox, Five Points and HX 46 in the village, locals are spoiled for choice when it comes to a caffeine hit.

Add to this the new market warehouse at Greenmount Avenue with its organic produce, deli and cookery demonstrations and you can see why it’s becoming as popular as Portobello with house buyers.

This weekend sees the launch of Greenmount Court – a small development of three houses and an enterprise unit.

Built by Greenmount Homes and designed by Patrick M Kerr, the three-storey properties sit neatly into the site that is in the centre of the village.

The unique layout of the houses is sure to pique the interest of buyers looking for something fresh on the new homes’ scene. Each house has been designed with a few special extras like the now essential study or home office, a sun room and a winter garden.

The three houses are slightly different in size. The showhouse, No 17, has a floor area of 1,507sq ft and has the higher price of €840,000 because it comes with all of its contents for those who like the hassle-free option.

No 18 measures 1,480sq ft in size and is priced at €765,000; while No 19 is the smallest at 1,400sq ft and has a price tag of €750,000.

Each house is entered through the hallway on the ground floor. This leads into open-plan living space that incorporates the whole level.

There is the kitchen that has been designed and fitted by BeSpace, this then leads into a dining area and on through to the living room.

At the back of the living space is a sun room with doors out to a small courtyard. There is a door into a utility room off the sunroom. It is fitted with a washing machine and dryer.

On the first floor there are two bedrooms and two bathrooms. It is the bedroom at the back of the house on this level that has the winter garden – or in other words, a space with a full-length rooflight above and floor-to-ceiling windows in front so you can enjoy the outdoors no matter what the weather is like outside.

Up again on the top floor there is another bedroom, a bathroom, the study and storage space. All bedrooms have built-in wardrobes with an oak finish, also by BeSpace.

Finishes are high in the houses with moulded panel doors throughout, timber staircases, 9ft ceilings, and large walk-in showers and heated towel rails in the bathrooms.

They are all A2-rated and come with a Samsung heat pump, mechanical ventilation in all bathrooms and kitchens, high levels of insulation and underfloor heating on the ground floor.
Outside, the courtyards are fitted with a mix of porcelain patio tiles and wired for an electric car or bike charging point. There is on-street parking to the front, with a permit for one car per house.

To the rear of the development is an enterprise unit. This would be ideal for anyone who needs the extra space to run their own business, or with a floor area of 915sq ft, it could also work as a dance or yoga studio.
It comes with a kitchenette and bathroom, and has a parking space outside. The asking price on the unit is €300,000.

It is possible to view the showhouse today (Friday, Nov 12) and tomorrow by appointment only through Gina Kennedy and Dean Lowe of DNG New Homes (01) 4912600.
