Buyers with a hankering for their own Grand Designs-style self-build project are the target market at Loughmore, a development of serviced residential sites on the grounds of Killeen Castle, a 12th-century Norman castle near Dunsany in Co Meath.

The castle lay in ruins for years after succumbing to a fire in 1981. Castlethorn Construction, the company that developed Dundrum Town Centre, acquired the castle during the boom, restored the exterior, and built homes on its land at a development called Loughmore Square just before the property market imploded.

Castlethorn has since resurrected plans for housing on the estate - though this time purchasers will be building the homes themselves. The developer has just launched the first 11 residential sites at Loughmore, which is located near the fairways of the Jack Nicklaus-designed golf course. The sites are set among the 600-acre estate's woodlands, with some of the properties commanding views of the castle or the golf course.

The strategy is similar to one deployed on the grounds of Carton House, a four-star hotel and golf resort in Maynooth, where residential sites have been sold to self-builders.

At Killeen Castle, each 0.75-acre site comes with planning permission for a four or five-bed house to specific designs that allow for around 3,500 sq ft of living space. Buyers will choose from a set of plans and employ their own builder to construct the house to this design guide, but can seek to amend the planning permission if they wish to change the style. Prices for the serviced sites start at €265,000.

Loughmore will mainly appeal to families trading up either from the locality or from west Dublin, according to the selling agent.

The Killeen Castle estate is a few minutes' drive from the commuter town of Dunshaughlin and a 45-minute drive from Dublin city centre in light traffic.
