Seaside apartments in Dun Laoghaire starting at €312,500

Penthouses to star in  TV ‘showdown’ as first apartments in conversion project go on sale

Thanks to its transformation from a five-storey former office block and the addition of a penthouse floor on the rooftop, the Brook House apartment development in Dún Laoghaire commands sweeping views over the rooftops of the Victorian-era seaside suburb, Dublin Bay and the city.

The McGrath Group, a family business led by siblings PJ, Mary and Tom McGrath that has been quietly developing property in Ireland, the UK and mainland Europe for decades, is behind the revival of Brook House. They have form in this area: in May 2014, they launched The Crofton on George's Place in Dún Laoghaire, a complex of 25 apartments created by the refurbishment of a disused 1970s office block. The McGraths are not alone in repurposing empty office buildings in the suburb into apartments: Galileo Properties recently transformed one on the corner of George's Street Upper and Corrig Avenue into an apartment development called Adelphi Manor.

At Brook House, a 22-unit complex that sits on the tree-lined Corrig Avenue, prices start at €312,500 for a one-bed apartment and at €485,000 for a two-bed unit. There is also one large three-bed with a study that's priced from €595,000. Ten of the 22 apartments have already been reserved by buyers who were on an enquiry list, many of whom were downsizers from the local area, first-time buyers, and purchasers from abroad, the selling agent says.

The centrepiece of Brook House is the hotel-style entrance foyer: it has porcelain floor tiling from the Spanish brand Geotiles, a walnut finish to the wall of custom-made cabinets that house the individual post-boxes, and floor-to-ceiling windows to allow in natural light. There is plenty of privacy within the block as there are just four apartments on each floor, apart from the ground floor and fifth floor, where there are only three apartments.

The one-bed apartments range in size from 560 sq ft to 678 sq ft, while the two-beds measure between 937 sq ft and 1,130 sq ft. At 1,485 sq ft, the three-bed apartment at Brook House on the ground floor is larger than some four-bed houses and comes with two en-suite bedrooms.

Each apartment has a master ensuite as standard and full-height glazed sliding doors that lead to a balcony or, in the case of the ground floor, a garden terrace. Two of the three penthouse apartments have wraparound balconies.

Inside each unit, there are 9ft-high ceilings giving a sense of space and harness the use of natural light. Some of the units have a study room, while all have custom-designed contemporary-style handle-less kitchens fitted with Carrera quartz countertops and upstands, satin chrome sink taps, and pull-out larder units.

The kitchen's Bosch appliances, including a fully integrated fridge-freezer and dishwasher, are provided if signed contracts are exchanged within 21 days.

In both the master ensuite and separate bathroom, there is a wall-hung vanity unit, a ceramic washbasin with a Hansgrohe mixer tap, and a WC with a concealed cistern. The main bathrooms are fitted with a bath and screen. The wet areas have feature recess mirror niches with downlights, Fanal porcelain wall and floor tiling, and chrome heated towel rails. All the bedrooms come with custom-made fitted wardrobes.

Residents at the A-rated apartments can access the underground car park and bicycle bays at Brook House via a security-controlled barrier located directly off Corrig Avenue. Other security measures include a video/audio entry system. Dún Laoghaire is 10km south-east of Dublin city, and the town's Dart station is just a five-minute walk from Brook House.

There are four show apartments available to view and buy at Brook House. Two of the penthouse show apartments were fitted out by competing interior designers for the TV programme Showhouse Showdown, in an episode due to air on TV3 later this month.
