Put down roots in Rosefield: take a peek inside this high-end development in Cork for €750k

The flush of warmer weather forecast for this bank holiday weekend may prompt green-fingered homeowners to flock to garden centres.

 But at Rosefield, the horticulturally-named high-end development on the site of the old Nangles Nurseries west of Cork city, the crowds are showing up for a chance to buy homes with starting prices of €750,000.

Some 620 people came through the doors of the Rosefield showhouse after the second phase went on the market last Saturday week. Indeed, open viewings at the Model Farm Road scheme were so hectic that the selling agent had to hire parking attendants to control the traffic.

Rosefield, which is being developed by Dublin-based Lugus Capital, consists of just 19 four-bed semi-detached and detached houses. Twelve of the properties were sold in the wake of the first phase being released in September and the remaining seven went on the market last month.

Despite the eye-watering prices, two of the purchasers at Rosefield were first-time buyers. A handful of buyers are moving home to the Rebel County after stints in Dublin, but most of the purchasers are trading up.

Rosefield's location - at the junction of Church Lane and Model Farm Road - is one of the big draws for prospective owners. The development is a short drive to both Cork city centre and Ballincollig, yet retains a quasi-rural feel. Nearby employers include University College Cork, Cork Institute of Technology, the Bon Secours Hospital, and Boston Scientific.

At Rosefield, all the six semi-detached homes have gone sale agreed, leaving four detached homes still on the market from the most recent phase. One is from the G style: this is a north-west facing property with 2,329 sq ft of living space and a price-tag of €750,000. Two are from the H house type: this design spans 2,368 sq ft and costs from €785,000. The final home available at the Leeside scheme is from the B style, and it measures 2,379 sq ft, is priced from €785,000, and has a south-facing aspect.

All the double-fronted traditional-style detached homes have a redbrick facade, anthracite-grey frames to the double-glazed bay windows, and UPVC facia, soffits, gutters and downpipes. There is a garden and paved patio to the rear. At Rosefield's H design, there is a living room to the left of the entrance hallway and a study to the right. To the back of the house is a dual-aspect open-plan kitchen/dining/family room, with French double doors leading out from the large family area to a patio. A guest lavatory and a utility room complete the downstairs accommodation. On the first floor, there are four double bedrooms, two ensuite and come with walk-in wardrobes, and a family bathroom. Buyers have a choice of lacquered matte or lacquered gloss colours for their contemporary-style fitted kitchen.

Kube also supplied the contemporary-style bedroom wardrobes, which come from its Loddenkemper line. The homes at Rosefield were designed to achieve an A3 BER.

Model Farm Road is surrounded by a slew of schools, including Presentation Brothers College for boys and Mount Mercy College for girls. Viewings by appointment.
