Rock Brook, Midleton, Co Cork
First-time buyers who commute to Cork city are the target market for Rock Brook, a development on the outskirts of Midleton, home of the Jameson distillery and a 15-minute drive from Ballymaloe House.
In September, Rock Brook - located in the Baneshane area of Midleton - became the first new scheme to launch in the east Cork town since the downturn, according to the selling agents.
It's made up of 24 four-bed detached and three-bed semi-detached homes. The second phase of Rock Brook will be released today. The tranche consists of six three-bed semis, each measuring 1,210 sq ft and priced from €315,000. Also for sale are a three-bed semi priced from €295,000 and a four-bed detached home costing €440,000 from phase one.
Façades at Rock Brook are finished in natural stone and smooth plaster render, with uPVC windows in slate grey adding to the contemporary feel. The kitchens are supplied by Celtic Interiors and Kube Kitchens.
Passive house principles were adopted in the building of Rock Brook. All the A3-rated homes have roof-mounted solar panels and a heat recovery ventilation system. Hot water and heating can be controlled remotely.
In light traffic, Midleton is a 15-minute drive from Cork City.
Hallmark Building Services, the developer, is also planning to release the first section of the third phase of Castle Heights in Kilmoney Road, Carrigaline later this month. It will consist of 20 three- and four-bed semi-detached homes, as well as four-bed detached properties. Prices have yet to be confirmed. At Rock Brook, meanwhile, a showhouse completed to a builders' finish will be on view tomorrow, from 12pm to 2pm.
