The first-time buyer who is finding it cheaper to purchase a home than rent one is firmly in the sights of Grandbrind, the developer of Oaktree on the edge of Kildare Town. With prices for a three-bed home at the new scheme starting at €240,000, the developer is betting buyers will be willing to sacrifice a commute to and from Dublin in favour of affordability.
If traffic is good, buyers could reach the capital from Oaktree within 35 minutes along the M7 or in 30 minutes by train. The development is just 1km from the motorway and 2km from Kildare train station as it's located on Tully Road, which is also home to the Irish National Stud. As Oaktree is in the heart of Ireland's equestrian county, it's also not too far from the Punchestown Racecourse in Naas.
The initial phase of 27 units at Oaktree sold out after their launch earlier this year, so the selling agents are releasing a second tranche of 15 three-bed terraced homes to the market this weekend. When it's finished, Oaktree will consist of 163 three and four-bed homes in a variety of layouts.
Ten of the homes in the second phase are end-of-terrace styles measuring from 1,197 sq ft to 1,287 sq ft and priced from €252,000.
There is also one end-of-terrace house with 1,319 sq ft of space and a front door to the side - it costs from €267,500. The remainder are the cheapest styles at €240,000 and are mid-terraced homes.
The three-beds were built with attic trusses to facilitate a conversion of the attic space, with scope for an extra 250 sq ft in the B type homes and 400 sq ft in the B1 type. This could be used as an extra bedroom or a study, if the purchaser seeks planning permission to extend into the attic. In the meantime, this space can be used for storage - it has a light fitting and access via a Fakro loft ladder.
There are 9ft ceiling-to-floor heights throughout the ground floors and custom-designed shaker-style fitted wood kitchens painted in mussel, complete with a Robinson Oak worktop and upstand, and a stainless steel splashback at the hob. The kitchen floor will feature tiling from the Mywood range.
If contracts are signed and returned within 21 days, the kitchen will come with integrated appliances, such as a Zanussi dishwasher, a fridge-freezer, an eye-level oven, a Normende microwave and a Zanussi four-ring gas hob.
Meanwhile, the bathrooms and ensuites will be fitted with monoblock chrome fittings, contemporary-style suites and Ibertile ceramic tiling to the floor and walls.
The bedroom wardrobes, like the kitchens, are in a shaker style and are in a light grey colour. The stairs leading up to the first floor has that classic Grandbrind hallmark - LED lights.
The Oaktree homes were designed to have an A3 BER, with energy-efficient features such as solar panels and a three-zone central heating system powered by a condensing gas boiler.
The showhouses at the development will be open tomorrow and Sunday, between 2pm-4pm.
