New home view: Shore up your options
The Shore at Glenveagh Marina Village, Greystones, Co Wicklow Asking price: From €950,000 Agent: Sherry FitzGerald New Homes (01) 6671888
Tuskar Rock, Oyster Island and the Baily are among the locations where lightkeepers kept silent watch over ships from lighthouses that have long since been automated. But the legacy of these lyrical-sounding beacons is recalled in the names of the house types at Glenveagh Marina Village Greystones, which is nestled on an inlet south of Bray Head.
Fittingly enough, the seven homes from the Tuskar style launching at The Shore section of Marina Village this weekend not only front directly on to the beach, but they command the best views in the development of the new marina.
The developers of Marina Village built the marina and a new harbour at Greystones through a public-private partnership with Wicklow County Council. The residential element of Marina Village won the community benefit prize at the 2016 Irish Independent Property Industry Excellence Awards for Bridgedale Homes, which delivered the housing. Bridgedale's assets have since been combined with residential development sites accumulated during the post-crash era to create Glenveagh Properties.
The Tuskar homes will also benefit from a new boardwalk, clubhouses for sporting facilities, and a 14-acre coastal park on the north shore of Marina Village. When it's finished, the development will comprise 358 homes, with 200 one, two and three-bed apartments due to be released later this year.
Each of the Tuskar houses, which overlook the Irish Sea towards Bray Head, has 2,314 sq ft of accommodation arranged over three floors and is priced from €950,000. Completion of the properties is scheduled as early as June.
The exteriors are finished in a combination of brick, granite and Parex monocouche-coloured render, materials complemented by a roof with slate-effect bullnose tiles and a grey high-performance Scandinavian timber front door. There is natural granite to the sills of the double-glazed Scandinavian timber windows supplied by NorDan. Inside, there are 9ft-high ceilings and oversized shaker-style painted doors throughout the ground floor, heightening the sense of space in the homes.
The handcrafted painted kitchen, which features a wine fridge and other Siemens appliances, as well as an island unit, comes from Nolan Kitchens' Signature range.
On the first floor is the master bedroom with walk-in wardrobes and an ensuite, as well as a family room with a balcony to enjoy the views across to Bray Head. Prospective buyers could also transform this space into a fifth bedroom. On the second floor, there are three further bedrooms - including another ensuite with walk-in wardrobes - and a family bathroom.
The A3-rated homes are equipped with an energy-efficient A-rated Panasonic air-source heat pump central heating system.
Marina Village is close the M50 and a short walk from the Dart station, from where commuters can reach Tara Street station in 50 minutes.
Viewings are by appointment.
