New home view: Large bay of opportunity at Silverton

Silverton, a development of 21 homes in Rathfarnham, sits on a secluded, elevated site off Harold's Grange Road, putting it less than a 10-minute walk to Marlay Park and its 300ac of woodland, playing pitches, ponds and playgrounds.

Given its proximity to amenities such as the park and prestigious schools like Loreto Beaufort and St Columba's College, it's small wonder the new mid-market south Dublin estate is proving popular with local families keen to stay in the area in which they grew up. Since Silverton began to sell off the plans in mid-2016, the bulk of buyers have been either parents with young children trading up from apartments in the area or those with teenage children downsizing from larger properties in the neighbourhood, according to the selling agent.

There are still four homes on the market at Silverton. Two are four-bed semi-detached properties - one of which is a showhouse - with 1,730 sq ft of space and price tags starting at €595,000. There is also one three-bed semi-detached end-of-row house with 1,500 sq ft of accommodation that is priced from €560,000 and one five-bed detached house with 1,900 sq ft of space that costs from €715,000. There are no management fees for residents at Silverton because the local council has taken the development in charge, the agent said.

The exteriors of the four-beds in the new estate are finished in a white render with a red-brick trim over the windows with black frames.

The bay window to the ground floor is one of the properties' outstanding attractions - it occupies the entire width of the front living room, flooding the ground floor with extra natural light. The front of the five-bed, meanwhile, is mostly finished in red brick and also features windows with black frames.

Inside, a limestone fireplace with a wood-burning stove adds a touch of cosiness to the living room. The kitchens have a long breakfast counter with polished-stone countertops and integrated appliances, all from JB Kitchens. Double doors lead out from the kitchen to a granite patio and a fenced garden.

All the bedrooms have fitted wardrobes and an electric heat pump contributes to the energy efficiency of the A3-rated homes.

Silverton is just 3km away from Dundrum Town Centre. Commuters can avail of Exit 13 to the M50, hop on the Luas green line at Dundrum or use one of the many frequent bus routes on Harold's Grange Road.
