Somerton, a new development off Newcastle Road in Lucan, was designed to appeal to families who already live in smaller homes in the west Dublin village and are seeking to upgrade to a larger property.
While Castlethorn's Alderlie and St Helen's schemes in nearby Adamstown, the planned town just south of Lucan, mostly targeted first-time buyers, the house types in its latest development in the area have a broader appeal.
Lucan is a hotbed of demand for new homes: regional planning guidelines estimate that its population will have grown 12pc in three years' time. The 2016 census found that some 272,400 people already call Lucan home. Adamstown, meanwhile, was the first of the so-called Strategic Development Zones, which benefit from fast-track planning. Somerton launched off the plans in September and showhouses opened in early March for the second phase. A third phase follows this weekend, with 49 three, four and five-bed terraced, semi-detached and detached homes, all set amid a landscaped site with green communal spaces. Prices start at €340,000 for a three-bed, at €435,000 for a four-bed and at €530,000 for a five-bed.
This latest phase includes the new Elder style, a five-bed semi-detached house type that ranges in size from 2,045 sq ft to 2,152 sq ft. A showhouse will open tomorrow to showcase the Elder, a design that comes with option to extend to the rear to create an additional family room.
The downstairs accommodation at the Elder includes a large kitchen/dining room and a separate utility room. The fully-fitted solid oak kitchen, which is available in three different styles and is supplied by Mountlodge Furniture, has an integrated Bosch double oven, an induction hob, an integrated fridge-freezer and a washer-dryer. The front living room features a bay window.
There are four bedrooms - including one ensuite - on the first floor, as well as a family bathroom. The master bedroom occupies the entire second floor and comes with a walk-in wardrobe, a spacious ensuite, and extra storage areas.
All the house types have a combination of brick and render to the facades, which is complemented by high-performance PVC double-glazed windows. There is cobblelock paving to the front driveways.
Inside, all the designs have 9ft-ceilings to the ground floor, a formal living room up front, and an open-plan kitchen/diner to the rear. Most of the house styles also have a family room to the rear.
Buyers of all the house types have a choice of three colours - from light green to dark grey - for their Mountlodge kitchen units. At the three-bed homes, the fitted kitchen has five-piece shaker-style panels with an oak grain finish and black solid granite worktops. The kitchens in the four and five-bed houses are fitted with Carrara quartz worktops and a Bosch double oven. Mountlodge also supplied the wardrobes in all the double bedrooms.
The living rooms of the detached houses at Somerton come with a Wanders S60 wood-burning stove.
Each of the A3-rated houses is equipped with a mechanical demand-controlled ventilation system, and roof-mounted solar PV panels that generate additional electricity.
Somerton is a 15-minute walk from Adamstown railway station and from Lucan village. Dublin city centre is 16km away.
