Buyers on a budget won't have to venture too far to get to work in the morning at Edenbrook - the new Citywest development is near the Fortunestown Luas stop, with the journey to Dublin city centre taking about 40 minutes.

Cairn Homes is building 105 three and four-bed houses on part of its 18-acre site near Fortunestown Lane, on land known as Cooldown Commons. In December, the stock-market listed developer won planning permission for a strategic housing development on the site through An Bord Pleanála's "fast track" system, which is reserved for developments of 100 units or more.

The planning allows for 459 homes at Cooldown Commons, though last month Cairn put 282 apartments earmarked for the site on the market for €90m. The buyer for the apartments will likely be an institutional investor.

The development of Cooldown Commons also includes the completion of a tree-lined Citywest Avenue, which dissects the Cairn site in two. The seven blocks of apartments will be to the south of Citywest Avenue, with Edenbrook situated to the north.

The first 30 homes at Edenbrook are being released this weekend. The three-bed houses, which range in size from 1,225 sq ft to 1,281 sq ft, cost from €340,000, while the four-beds, which have between 1,451 sq ft and 1,503 sq ft of accommodation, are priced from €390,000.

The houses have a full redbrick façade or a brick-and-render finish, with a grey hardwood front door set in a recessed porch. There is reconstituted stone to the surrounds and sills of the uPVC, double-glazed windows surrounds. The paved front driveway is surrounded by landscaping and is future-proofed for an electric car charging point.

To the rear, French doors from the kitchen/diner open onto a paved patio and garden with an external wall light and a weather-proof power point. The kitchen/diner comes with contemporary-style kitchen units with soft-close doors and drawers, and integrated appliances such as a dishwasher and a fridge/freezer. Off the kitchen is a separate utility/storeroom, with space below the countertops for a washing machine and dryer.

The fitted wardrobes in all the double bedrooms are also contemporary by design. The bathrooms and ensuites have heated towel rails, sanitaryware, and tiling to the floors and wet area walls. The shower enclosure in the ensuites have a fitted shower screen.

Additional interior finishes include recessed LED downlighters in the hallway, painted solid-timber doors, a hardwood handrail to the stairs, and contemporary grooved architraves and skirting throughout.

Each of the A3-rated homes is fitted with an A-rated gas-fired condensing boiler for the heating system, zoned heating controls, PV panels on the roof to generate electricity, and a demand-control ventilation system to ensure a constant supply of filtered air.

As well as the Luas red line, commuters from Edenbrook can access a quality bus corridor to the centre of the city. Edenbrook is about 500m from the N7 dual carriageway, which links to the M50 motorway.

The Edenbrook showhouses will open for viewings tomorrow and Sunday, between 2.30pm and 4pm.
