Since it was first launched two years ago, Whitegables in Malahide has appealed to both locals trading up to accommodate their growing families and to buyers moving from older properties in search of an easy-to-maintain A-rated abode within walking distance of the affluent estuary village.

The scheme of 21 semi-detached and detached four-bed houses off the Swords Road - near the junction with Estuary Road - was developed by Mark Elliott's Greenleaf Homes with the backing of Warren Private. The partnership is responsible for other new upmarket northside schemes such as Vernon Mews near the Clontarf seafront.

The first phase of 17 houses at Whitegables went on the market in November 2016 and a showhouse opened last September to market the remaining four-bed semi-detached homes, all of which went sale agreed within a matter of days.

As a result, the showhouse is the only property left at the Malahide scheme. The showhouse, which was styled by Joanne Reilly from Total Fitout, and its contents are selling for €750,000.

The facade of the home is dominated by brick, with reconstituted stone to the reveals and windowsills, all complemented by cream-framed UPVC double-glazed windows and a composite timber front door in black. The front cobblelock driveway and planted shrubbery are divided from those of the neighbouring house by black powder-coated steel railings. To the rear, concrete post-and-timber fencing encloses a private garden and a paved patio.

Like its counterparts, the showhouse has 1,881 sq ft of accommodation spread out across three storeys. The entrance hall, with its classical-style wall panelling, leads to a spacious living room to the front of the property. This space has a large bay window and a Dimplex electric fire in the feature fireplace. The rear opens up to an open-plan kitchen, dining and living area with double doors leading out to the landscaped back garden. There is also a utility room and a tiled WC on this level.

The contemporary-style kitchen is fitted with quartz worktops, an island unit, LED down-lighters, and integrated Neff appliances such as an oven, a dishwasher, a hob, and a fridge freezer. The utility room has fitted units and countertops, while both the kitchen and the utility have tiling to the floors.

On the first floor, there are three bedrooms, one of which is ensuite, and a main bathroom. The entirety of the second floor is occupied by the master bedroom, its ensuite bathroom, and its walk-in wardrobe, which has a skylight for natural light. Each bathroom and ensuite in the showhouse features contemporary-style sanitaryware, tiling to the floors and part of the walls, vanity units, and heated towel rails. All of the bedrooms have fitted wardrobes.

Other internal finishes include contemporary skirting and architraves and painted shaker-style doors with chrome door handles, locks and hinges.

The A3-rated showhouse has solar panels on the roof, an energy-efficient gas-fired central heating system, and a mechanical ventilation and heat recovery system.

Whitegables itself is in the catchment area for some of Malahide's leading primary schools, including St Sylvester's Infant School and Pope John Paul II National School. Nearby amenities to Whitegables include Malahide Yacht Club, the marina, and the Malahide Castle.

The coastal village has a Dart station and motorists can reach the centre of Dublin in half an hour or Dublin Airport in 15 minutes when traffic is light.

Viewings of the Whitegables showhouse are by appointment.
