Not a single new apartment block was launched in the dapper hotspot of the Docklands last year and no new builds are expected to come on stream in 2017 as the cost of sites and apartment building in Europe's largest regeneration project deters all but a handful of deep-pocketed developers.
Canon Hall, however, is the next best thing - the first refurbished apartments at the nine-year-old building are coming to the market this weekend. While the initial tranche of 13 one and two-bed apartments won't put much of a dent in the pent-up demand from well-heeled buyers who work in the multinational tech companies with headquarters in the Docklands or the nearby IFSC, more units will gradually be put for sale at Canon Hall in the months ahead as the leases of its tenants expire.
Selling agent John Farrell from Hooke & MacDonald said: "There is no supply of new apartments in the city centre and an opportunity to buy an apartment in the Docklands is very rare - margins are too tight there for developers. We have a lot of enquiries for Canon Hall, mostly from young professionals who want to live within walking distance of the IFSC and tech companies."
Canon Hall, located on East Road in the North Docklands, is 250m from the new Central Bank headquarters being finished on North Wall Quay.
The first phase of apartments is in the 10 floor tower block, which commands some of Canon Hall's best city views. Prices start at €200,000 for a one-bed, at €275,000 for a two-bed, and at €400,000 for the only penthouse available in the initial tranche.
There are floor-to-ceiling windows to make the most of the views and natural light.
There is a designated parking space for each apartment in the secure underground car park. The Luas at Spencer Dock is 200m away, while the Docklands Train Station is 300m.
