Lucan to trade up: high-end detached units target families

The young first-time buyers who acquired homes around the west Dublin riverside village of Lucan during the boom are now all grown up and hunting for a larger house to accommodate their expanding families near the centre of the village.
This is where Rokeby Park comes in: the high-end Clonee Road scheme, located about 1km from Lucan village properties, comprises four and five-bed detached family homes in a slew of styles - all named after species of birds. More than half of the 71-unit scheme has already been sold.
November saw the release of the seven homes from the Teal house type and the opening of a Teal showhouse. Five of these are still for sale, as well as a fully-furnished showhouse that was used to market the Sandpiper range of four-bed bungalows. The latter is on the market at €760,000.
The remaining Teal homes each have 1,960 sq ft of accommodation arranged over two floors, but buyers have the option to extend the four-bed into the second floor, bringing the total size of each property to 2,454 sq ft. Prices start at €750,000, with the attic conversion costing extra.
The exterior finishes include a part-brick façade, complemented by sand and cement render. Inside, there are two large reception rooms either side of the hallway. One is a family TV room and the other is a formal reception room fitted with an airtight wood-burning stove. To the rear of the ground floor is a kitchen-diner, with units from Cawley's Furniture, which also supplied the bedroom wardrobes. A lounge area off the dining space has a triple aspect and doors to the patio. On the first floor of the Hogan Architecture-designed properties are four double bedrooms, two of which are ensuite, and a family bathroom. In the showhouse, the attic on the second floor is converted into a fifth bedroom.
