development of new housing in Navan - one of the few towns in the world with a palindromic name - lagged other regions in Leinster as the property market recovered from its implosion.
The dearth of fresh housing put further pressure on the rental market, leading to a rise in rents. But supply in the Co Meath town is gradually catching up as developers increasingly cater to first-time buyers and trader-uppers seeking more space in the commuter hinterlands than they could get for the same price in Dublin. New schemes include Cois na Rásaí, while Glenveagh Homes is building 106 homes at Glenveagh Cluain Adain and 350 units at Glenveagh Cois Glaisín in Johnstown village.
The latest addition to the housing market in Johnstown, which is 3km from Navan and 42km from Dublin, is Kilcarn Woods. Kingscroft Developments is building 46 three- and four-bed semi-detached and detached homes at Kilcarn Woods, which is located just off the Old Dublin Road in a prime position beside the M3 motorway. Kingscroft has been behind a slew of developments in Co Meath, from Kells to Navan to Clonee, and is currently constructing Fairfield in Dunshaughlin.
It typically takes a number of years for a new development to bed down and look like it belongs in its surroundings. This won't be the case for Kilcarn Woods, however: the scheme is so named because Kingscroft is retaining the site's mature trees as a backdrop for the houses. In addition, the site will be extensively landscaped throughout.
The selling agents for Kilcarn Woods believe that the development's location and its relative small size mean the majority of buyers will be young first-time buyers seeking a low-density environment with homes capable of suiting their long-term needs as their families grow.
The first 13 houses at Kilcarn Woods will be released this weekend. Three of the properties in this first phase are three-bed homes, each measuring 1,141 sq ft and priced from €285,000. There are also 10 four-bed houses being released, with sizes ranging from 1,581 sq ft to 1,743 sq ft, and prices starting at €310,000. Some of the four-beds at Kilcarn Woods are two storey, while others have their living space spread across three floors.
Designed by Cooney Architects, some of the homes have a full red-brick finish, while others have a combination of brick and render to the façade. A slate canopy hangs over each anthracite-grey front door, a colour that matches the frames of the UPVC windows.
BeSpace supplied the contemporary-style custom-fitted kitchen units, as well as the custom-fitted wardrobes to the bedrooms. The main bathroom, the ensuites and the downstairs WC all have sanitaryware with coordinated wall tiling.
The A3-rated houses have a gas condensing boiler for the central heating system, which can be controlled at three different zones within each home, thereby reducing energy wastage. On the roof, solar panels linked to the hot water storage harness the sun's natural free energy to heat the domestic hot water, while PV panels generate free electricity to supplement household power consumption.
In off-peak times, Kilcarn Woods is a 35-minute drive from Dublin city centre, via the M3. For public transport users, there is a stop for the 109 and 109A bus routes to Dublin just outside the development, while the M3 Parkway, a park-and-ride railway station near Dunboyne and the M3, is a 20-minute drive away. Trains run every half hour from the M3 Parkway, with a peak journey time of only 27 minutes to central Dublin.
For the younger members of the family, Navan has plenty of highly regarded primary schools, including an Educate Together school and a Gaelscoil. Several secondary schools are also located in the town, such as Loreto Secondary School, St Patrick's Classical School, Beaufort College and Coláiste na Mí.
