If you are looking for individuality in the new homes market, then schemes built on the grounds of former large houses, and those built in small, infill sites, promise the most reward.

The former are likely to retain some original features around the grounds of the development. The latter will be to some extent influenced by its surroundings, cancelling out the uniformity of which new homes developments are sometimes guilty.

This weekend sees the launch of an infill new homes development in the heart of Terenure, just a few hundred metres away from the crossroads at Terenure village. No 63 Terenure Road North comprises just two unit. The project is by Seabren Developments, a company that is known for specialising in bespoke, niche developments in sought-after locations.

This was formerly the site of a residential mid-century bungalows set back from the road. Both of the newly constructed units are semi-detached properties with three bedrooms and study, priced at €775,000, and sized at approximately 145sqm. The ground floor layout comprises of entrance hall, downstairs WC, and open plan kitchen, dining and living room. Both units have an A3 rating.

Large sliding patio doors extend across the kitchen at the rear of the property, leading out to the east-facing rear garden. The kitchens are custom-designed and handmade, with integrated appliances included. The first floor includes two double bedrooms with built-in wardrobes, a study, the main family bathroom and a hot press with storage space.

The master suite is situated on the top floor, which includes a dressing area with en suite.

Terenure is a busy Dublin suburb with a range of schools on offer, including Presentation College, Terenure College, Stratford College, St Joseph's and High School. There are good sporting facilities with Terenure Sports Club just a hundred metres away from No 63, and the large green space, tennis, skate board, playground and sports fields of Bushy Park a 10 minutes' walk.
