Dubliners priced out of the capital's market typically account for a decent chunk of sales at new developments in Co Kildare towns. Not so at Westfield in Leixlip, 18km from the city centre: the purchasers are almost exclusively drawn from the local ranks.

Westfield, so named because it's the most westerly development in Leixlip, is located in the Easton area of the town, close to the Intel plant, Leixlip's main employer with a workforce of about 3,500.

The scheme will have 195 terraced, semi-detached and detached homes laid out in a series of cul-de-sacs when it's complete. There are also plans for a creche and two small blocks of two-bed apartments.

After selling out of the first phase in March, developer Killross Properties released a further 28 homes at Westfield in May. A showhouse opened yesterday to market a new Westfield house type called the Easton. There are four of that style among the 10 homes still available from the May release.

Prices for the remaining A3-rated homes range from €375,000 to €385,000 for a semi-detached version of the Carton, which measures 1,302 sq ft. The house type, which is named after nearby Carton House, is larger than many a new four-bed on the market, according to Fiona Mulvey, one of the joint selling agents. Indeed, buyers can even transform the Carton into a four-bed at a later stage, when their finances allow, because its attic is floored and primed for a conversion.

The same is true for the Castletown, a four-bed design with 1,529 sq ft of space that is priced from €400,000 for a semi-detached version and from €465,000 for a detached version. While a buyer of the Carton could boost the size of their home by 300 sq ft by adding a bedroom to the attic, purchasers of the Castletown could extend their living space by 400 sq ft through a conversion.

Likewise, the Easton is also versatile: this semi-detached style, which has 2,196 sq ft of accommodation arranged across three floors, can be used by a prospective resident as a four or five-bed property. The Easton, which costs from €495,000, was designed with a second living room on the first floor that could be used instead as a fifth bedroom.

The first floor is also home to two bedrooms and a bathroom, while the second level has two further bedrooms, including a master ensuite with walk-in wardrobes and a front balcony. As well as a separate living room overlooking a bay window, the ground floor comes with a guest lavatory, a utility, high ceilings, and a kitchen-diner with French doors opening out to a walled back garden. The contemporary-style fitted kitchen and island are supplied by Lucan-based Gallagher Kitchens.

The facade of the Easton has a bank of bay windows set amid a rendered finish, with red brick, and granite to the sills of the high-performance, double-glazed windows from Munster Joinery. Iron railings form bound the drive and garden at the front.

Westfield is close to Leixlip and the M4. The train commute to Heuston Station takes just 30 minutes.
