Leafy-suburb build adds efficiency to a traditional look

Brighton Road in Foxrock, one of Dublin's poshest neighbourhoods, is famed for its Victorian and Edwardian homes. Brighton Wood, a new development off the eponymous road, is billed as the next best thing: homes with design echoes of the street's period properties.
Brighton Wood, set just 600m from the centre of Foxrock Village, will appeal to well-heeled downsizers and families keen to remain in the leafy suburb, albeit in a lower-maintenance, more energy-efficient dwelling than they're accustomed to.
When it's finished, Brighton Wood's 12-ac site will consist of 85 two, three, four and five-bed terraced, semi-detached and detached houses and 15 apartments. A phase of 20 houses was due to launch at Brighton Wood this weekend, but viewings have been postponed until the following weekend due to severe weather.
The tranche will consist of two five-bed semi-detached homes and 18 three-bed semi-detached, detached and terraced houses. Prices for the five-bed semis, which have 1,975 sq ft of accommodation arranged over three floors, start at €1m. The three-bed styles, which range in size from 1,211 sq ft to 1,329 sq ft, cost from €715,000.
The materials used to finish the exteriors of the properties, from roughcast render, bell cast detail, timber windows, and West Hoathly brick, were chosen because they age well and will allow the homes blend in with their period Foxrock counterparts.
Inside, the layouts are traditional in style: there are extra-high ceilings throughout the ground floor and there is a large reception room (or two, in the case of the Elder house type) to the front of the house. The bespoke SieMatic fitted kitchens come with integrated Miele appliances and Corian worktops.
Each house has an A3 BER, courtesy of features such as a gas-fired central heating system that can be controlled at three different zones, a mechanical heat recovery and ventilation system, and solar panels.
