Knocksedan Demesne, Brackenstown, Swords, Co Dublin Asking price: from €490,000 Agent: Noel Kelly Auctioneers (01) 846 2752

The houses at Knocksedan Demesne are selling fast. Of the 31 units released in this phase, there are only three three-bed semi-detached homes left on the market.

This development has been in the making for some time. During the noughties, 150 homes were built on the former estate lands of Knocksedan House. In 2014, work got underway once again on the site as the developers added to the scheme with the launch of the Demesne.

Each release in the intervening years has been met with huge demand, with the recent swift sellout of the four-bed properties a testament to the fact that homeowners still want a large family home in the capital.

Situated on the R108 between Dublin Airport and Roganstown Golf Club, Knocksedan is 14km from the city centre. The development is entered through hand-built stone walls and pillars, with a landscaped green lawn and mature oak trees setting the scene.

The remaining three-beds are semi-detached with floor area of 1,421sq ft and are priced from €490,000. They are A2-rated and come with a Samsung air source heat pump and underfloor heating on the ground floor, with radiators in the bedrooms.

Fitted kitchens are high gloss with modern worktops and plenty of storage. The bathrooms are contemporary in design with tiling to the wet areas. Bedrooms have fitted wardrobes, and internal shaker-style doors throughout the houses are painted in white.

Future-proof uPVC windows are by Munster Joinery, with a chalk colour inside and out. Outside areas have a mix of solid concrete block walls and timber fencing, and gardens will be levelled and seeded.

All houses are wired for wi-fi, as well as an electric car charging point at the front of the house.

The Demesne is just under 10 minutes from The Pavilions Shopping Centre and Swords village. The airport is also a 10-minute drive away and a journey by car into the city will take 25 minutes.

There will be further phases to come for those who missed out this time around, but agent Ray Kelly isn’t expecting them to be released before the end of this year.
