No 15 Embassy Court, a three-bed penthouse in a luxury complex that's named after Ballsbridge's embassy belt, has a colourful history for a home in such a "new" development.

After Embassy Court was first developed in 2004, the properties were rented out as short-term corporate lets. Some of its better-known tenants included Keira Knightley, who stayed there during her filming of King Arthur. The Celtic Tiger years also saw Hollywood star Colin Farrell live at Embassy Court.

Twinlite originally built the swish block. After the property market recovered from the crash, Twinlite refurbished the apartments and penthouses and began selling them for the first time in 2016. Later that year, Houzz, the international online bible for interior design and architecture, ranked No 14 Embassy Court, which sold for €2m, as the 25th most stylish penthouse apartment in the world.

In the summer of 2017, No 15, Embassy Court's last remaining penthouse, was finally placed on the market for €1.795m. But a year later, it was reconfigured and fully revamped and given a price-tag of €2.1m. This February, the price was cut to €1.995m, reflecting the sluggishness in demand from high-flyers delaying property decisions until the outcome of Brexit becomes clearer.

No 15 spans 1,882 sq ft and has an entrance hall, an open-plan sitting and dining room, a kitchen, a family bathroom, and three bedrooms (one of which is en-suite). A spiral staircase leads from the kitchen area to an overhead mezzanine with a bar and a second reception room, making it an ideal space for entertaining.

The kitchen is fitted with handmade blackened ash units with birch ply interiors, as well as Liebherr and Miele appliances. Doors open from the kitchen/living area to a large south-west facing terrace overlooking the communal Japanese-style mature gardens. No 15 comes with two parking spaces and a storage locker in a secure underground car park.

Located on Prince of Wales Terrace, Embassy Court is 3km from Grafton Street and 150m from the Dart station at Sandymount.
