Head south of the capital for bargain

On the other side of Dublin, there is little to be had for a budget of under €315,000 in the popular towns of Bray and Greystones, but head south to Rathdrum, and you can get a three-bed semi from €245,000 at Killian's Glen, while a four-bed detached house at the development costs around €315,000.

At Sessile Oaks (pictured) in Wicklow town, which commands views of the harbour and the coastline, construction is about to start on three-bed mid-terraced homes priced from €285,000, though the handful of two-bed versions costing from €265,000 have already been booked. There will be 200 properties when the development is finished.

In the other main cities, though, there remains a dearth of new homes. Cork, Galway and Limerick are a couple of years behind Dublin in terms of pick-up of supply, according to agents.
