St David's Grove, a new enclave of seven houses, is located on the site of the Artane School of Music, from which the Artane Band - a staple of All-Ireland Sundays at Croke Park - is drawn. The school itself is being extended and revamped to include a recording studio, more classrooms, a marching area - and, importantly for its new neighbours, complete soundproofing.

Red Rock Developments, led by Keith Craddock, decided to build the homes after the first phase of the scheme, St David's Court, sold out shortly after launch last year.

St David's Grove, nestled off the Malahide Road, is made up of four and five-bed family homes. The two-storey four-beds measure 1,630 sq ft, while the five-beds have 2,042 sq ft of living space spread out across three floors.

Five of the properties have already been reserved, so there are just two five-beds left. One is a five-bed detached home priced from €695,000, while the other is a semi-detached version costing €675,000.

The façades are finished in brick, which is complemented by stone detail, bay windows, a black hardwood front door, and a dormer window protruding from the roof.

There is a cobble-lock driveway to the front and gardens to the back, some of which are 100ft long.

These homes were designed by Terry O'Flanagan Architects to link the large open-plan kitchen/dining/lounge space to the rear of each home - an area larger than the predecessors at St David's Court - directly with the south-facing gardens by creating full-length glass partition doors to the patio and garden.

Buyers have a choice of colours for the painted kitchens, which come with quartz worktops, designer tiles and flooring, as well as chrome-handle finishes.

Integrated appliances are included if contracts on the house are signed and exchanged within 21 days.

Also on the ground floor are 9ft-high ceilings, a living room and hallway with plaster cornicing detail, and a guest lavatory. On the first floor, there are three double bedrooms - one of which is ensuite - and a single bedroom, along with a family bathroom.

The large master bedroom is located on the second floor, and, thanks to the dormer window, is flooded with light. The ensuite accompanying the master bedroom has a rainfall-effect shower and double sinks.

The bathrooms and ensuites are fitted with contemporary-style suites and chrome fittings, while the classic built-in wardrobes with shaker-door finishes also have chrome to the door knobs.

The houses at St David's Grove were designed to have an A3 energy rating.

They come with an A-class air-to-water heating system that provides energy-efficient central heating and hot water, reducing utility bills for would-be residents. There is underfloor heating to the ground floor.

St David's Grove is just 100 metres from Artane Castle Shopping Centre and 2.5km from the Clontarf promenade.

Numerous bus routes serve the area, as does the Dart. Access to the M50 and M1 is a three-minute drive away.
