Go large with new Kylemore design

Limerick's shortage of homes came to the fore this week when a report showed that the number of private houses for sale in the city in January slumped by 19pc from a year earlier. So there's little doubt that the new builds at Kylemore in Castletroy will be snapped up in no time.

Indeed, when Kylemore's selling agent launched the third phase of Ros Mor on the city's Ballyneety Road last weekend, all six properties in the tranche were sold out by Tuesday.

Kylemore, which was built over the years by local firm Ryno Developments, has proved especially popular because its location, on the Old Schoolhouse Road, makes it just a 10-minute walk from the University of Limerick campus.

Ryno has been developing residential schemes in Limerick for more than 20 years, including Carrigeen and Roskeen, two estates in Annacotty - another popular location among UL staff.

Ryno laid out Kylemore in a cul-de-sac overlooking a landscaped green space. Next weekend will see the release of the first phase of Kylemore homes built to a new design and a larger floor area, with sizes ranging from 1,547 sq ft to 2,082 sq ft.

There are only seven homes available in the release, so the properties are unlikely to plug much of a gap in Limerick City's housing supply.

Prices start at €245,000 for the single three-bed mid-terrace home and at €259,000 for each of the two four-bed end-of-terrace semi-detached houses.

The most expensive unit is a four-bed semi-detached style: it is priced from €309,000 and there are four for sale. The homes are selling off the plans but are due to be ready for occupation in June.

The block-built houses at Kylemore will have a painted cream finish to the outside. Block walls will surround the entire back garden, while the front will feature brick-paved driveways and footpaths.

Buyers will have a choice of kitchen, wardrobes, fireplace/stove, while the bathrooms and ensuites will come with porcelain tiling as standard. The extensive attic spaces will be plastered and painted, giving them potential for uses other than storage.

While many homes in newly-built schemes these days are sold to pre-registered buyers before the official launch, all seven units at this phase of Kylemore will only be released during the launch on Saturday, May 6.

However, pre-launch viewings will be held this Wednesday and Thursday, between 12pm-2pm.
