Go for a dander to the Dodder at foothills of the Dublin Mountains

DodderBrook in Ballycullen, a south Dublin suburb at the foothills of the Dublin Mountains, has been attracting first-time buyers who grew up in nearby neighbourhoods like Knocklyon, Terenure, Rathfarnham, Ballinteer and Stillorgan but are today priced out of those areas.

For some novice purchasers seeking a traditional two-storey house, Ballycullen has proved the next best thing. At DodderBrook, where Maplewood Residential is in the midst of building between 500 and 600 homes, more than 150 properties have been sold since its initial release back in 2016.

That year, Dodderbrook became Maplewood's second development since the bust - their first being Sion Hill Park in Drumcondra. It's located on the Oldcourt Road, near Beechdale and Ballycullen Green, two other Maplewood schemes. Indeed, the 45-year-old company has long been synonymous with developing houses in Ballycullen, having built roughly 1,500 homes in the suburb in the decades before the crash.

The third phase of DodderBrook's second section, which will comprise 133 homes and a creche, went on sale last weekend, with the help of a new three-bed terraced showhouse from the Foxglove range (all the house types are named after wildflowers). Of the 36 three and four-bed houses released at the weekend, 19 were reserved as more than 150 house-hunters visited the showhouses.

Prices for the remaining homes, which are scheduled to be finished by September, start at €365,000 for a three-bed mid-terraced Foxglove style with a driveway and 1,141 sq ft of space. An end-of-terrace three-bed Foxglove spanning 1,249 sq ft is priced from €375,000, while a semi-detached version with between 1,270 sq ft and 1,378 sq ft of accommodation costs from €400,000.

Prices for a four-bed semi-detached home from the 1,399-sq ft Primrose design start at €462,500, while the 1,442-sq ft four-bed detached Honeysuckle house type costs from €500,000 in this phase. This tranche also contains unfurnished Primrose showhouses, which are priced from €480,000 and €485,000, respectively.

Externally, the Foxglove has a half-brick, half-render façade, with a slate canopy over a black front door that has glazing on top and to one side. There are gardens to the front and rear, as well as off-street parking and communal parking.

A large uPVC picture window to the front of the ground floor adds extra light to the interiors and combines with the 9ft-ceilings to create a greater sense of space. In the custom-designed fitted kitchen, buyers have a choice of Shaker, Boston-Shaker or a plain-panel finish to the doors of the units, as well as a section of colours.

Purchasers also have a choice of wall and floor tiling for the bathroom, ensuite, downstairs lavatory and the utility room, and they receive a voucher for electrical appliances once contracts have been signed and returned within 21 days. The utility room is plumbed for both a washing machine and a dryer.

The bathrooms and ensuites are fitted with contemporary bathroom suites with mono-block chrome fittings and porcelain tiling to the floors and wet areas. The ensuite has a fitted shower screen. There are built-in wardrobes with painted doors and brushed-chrome door knobs in all the bedrooms.

The A3-rated properties are equipped with a heat pump for energy efficient central heating and hot water, thereby cutting utility bills for buyers moving from older homes.

In light traffic, DodderBrook is a 25-minute drive from Dublin city centre and a five-minute drive from the motorway network. There's a Lidl near the development and Woodstown Shopping Centre is within walking distance, while Dundrum Town Centre is also close by.

Viewings at DodderBrook will continue between 12pm and 2pm tomorrow and Sunday.
