Roundstone's popularity with the well-heeled Dublin 4 set who colonise the Connemara harbour village each summer earned it the moniker 'G4' during the boom.

The picturesque Co Galway village has also been the setting for many a film, including the Into the West, starring Gabriel Byrne and Ellen Barkin. In 1997, it doubled as the fictional village of Ballinagra for the Hollywood film The Matchmaker, which starred Janeane Garofalo.

Just 250m from the centre of the village, overlooking Roundstone Bay from the foot of Errisbeg Hill, sits a development called Cúilín. When the first seven homes at Cúilín were launched in 2008, they commanded prices of €1m apiece - no doubt including a premium for the affluent Dubliners they might attract.

After the implosion of the property market that year, Cúilín lay unloved as a partly built ghost estate. But by October 2014, Roundstone native and London-based property adviser Ronan Faherty bought the entire complex at auction for just €315,000.

Last year, Faherty and his wife, Clare, completed the transformation from "an eyesore to an amazing residential development in a central location in a beautiful village". All seven of the original four0 and three-bed homes have since sold, and five more four-bed homes have now come on stream. Building on the properties, which will make up the final phase of the project, is due to start this summer. Prices start at €450,000, a less eye-watering price-tag than their boom-era predecessors, and two have already been reserved.

Each of the detached dormer bungalow homes will have a private landscaped garden to enjoy views of The Twelve Bens and Inishnee island. The pristine Atlantic waters at Dog's Bay and Gurteen Beach are just a five- minute drive away. The homes, which are being built by local firm CRS Developments, each have 2,200 sq ft of accommodation and four double bedrooms. Fixtures and fittings will include timber floors, hardwood windows, a wood-burning stove in the living room and a bespoke handcrafted kitchen with granite worktops and Nordmende appliances. The main entertaining space is an open-plan kitchen/dining/living area, from where bi-fold doors lead out to the garden. Also on the ground floor are a separate utility room, two ensuite bedrooms, and a so-called 'snug room' that could be used as a TV room, playroom or study.

The master ensuite bedroom is on the first floor. There is also another bedroom, a study, and a separate bathroom on this level. Heated towel rails in the bathrooms and recessed lighting are among the extra interior finishes. The homes, which have a B3 energy rating, will be equipped with oil-fired central heating

Cúilín is just 100 metres from O'Dowd's, renowned for its locally caught seafood. Clifden is 22km away, Galway is 76km, and the capital is 280km, making it a long drive home for the G4 brigade.
