Lanesville Grove, an infill development built on the site of a former pub in the south Dublin suburb of Monkstown, is subtly worked into the fabric of a quiet road off Monkstown Avenue.
The new enclave of three-bed semi-detached homes and townhouses is tucked away on the corner of Monkstown Farm and Baile Uí Liachain.
It's being developed by Kingston Construction, a Dublin-based company behind projects such as the rebuilding the roof of the now-defunct Clerys department store after damage caused by flash floods in 2013, and the fitting out of offices at Heuston South Quarter, a scheme of apartments and commercial units across from Heuston Station.
Lanesville Grove, which was launched last weekend, comprises five properties, though just four have been put on the market. No 2 Lanesville Grove is a terraced three-bed measuring 1,184 sq ft and priced from €520,000. Nos 4 and 5 are a tad smaller, at 1,141 sq ft, with the former property priced from €595,000 and the latter costing €625,000 - No 5 is a showhouse fitted out by Kee Interiors, so fittings and appliances are included in the sale price.
No 3 Lanesville Grove, meanwhile, has 2,153 sq ft of space laid out over three floors, with a commercial unit on the ground floor and a duplex apartment on the top two floors. This property, which is being sold as one lot, has a €795,000 price tag.
The stone cladding to the facades of the homes lend a sleek look to the properties and are complemented by an anthracite grey front door and window frames. There is off-street parking to the front, while the west-facing rear gardens are laid in lawn bordered by flowerbeds and come with a granite-paved patio.
Inside Nos 4 and 5, there is a living room up front with ceiling coving and a feature fireplace with a reconstituted stone surround and a Stovak stove insert.
