Gaeltacht getaway will attract many but it has a cúpla catches

Buyers at Dún Éibhir, a new coastal scheme in Furbo, will be in a prime spot to watch the sun go down over Galway Bay. The Connemara scheme is just a 250-metre walk from the sandy beach at Furbo and commands views of the sea and the Clare Hills.

There is, however, a slight catch for those hankering for a Connemara getaway spot just 10km from Galway city: because Furbo, otherwise known as Na Forbacha, is in the Gaeltacht, planning clauses dictate that five of the nine detached homes at Dún Éibhir have to be purchased by Irish speakers, though the buyers can sell it on after three years. Such clauses have helped protect Furbo, which has a population of about 300, from overdevelopment through the years.

Five of the four/five-bed houses in the new estate, which is arranged around a large green area, were reserved in the run-up to the launch. Most of the purchasers were families trading up from a semi-detached house or retirees, according to the selling agent. Prices at the Kinport-developed scheme start at €525,000 and each home has at least 1,800 sq ft of space.

The double-fronted houses have a façade finished in a combination of render and natural stone, with cut limestone to the sills of the high-performance, triple-glazed uPVC windows. There is a landscaped garden and a cobble-lock driveway to the front of each home, while the rear garden and patio is enclosed by timber fencing with concrete posts.

Inside, there are high ceilings to both the ground floor and first floor. The ceilings and walls are painted in neutral colours and the internal doors are in a painted shaker style.

There is cornicing to the entrance hallway, with bevelled glazed doors to the dual-aspect living room on the left and to the family room to the right. To the back of the family room is a study that could be used as a home office or as a fifth bedroom.

At the end of the hall is an open-plan kitchen/diner that leads onto a dual-aspect sunroom overlooking the patio and the garden. The kitchen, supplied by JCK Kitchens, comes with soft-close doors and drawers, as well as Silestone countertops. The utility room also has fitted units, a contemporary countertop, and a sink. A guest lavatory and a cloakroom complete the ground-floor accommodation.

Upstairs, the accommodation is comprised of a main bathroom and four double bedrooms, two of which have en-suite bathrooms. One of the en-suite bedrooms is the master, which also has its own walk-in wardrobe.

The bathroom, ensuites and downstairs WC are fitted with sanitaryware, as well as tiling to the floors, part of the walls and to the shower enclosures.

A Panasonic air-to-water pump powers the central heating system at the A3-rated homes, including the thermostatically-controlled underfloor heating to all the rooms. There is also a mechanical heat recovery system in the airtight houses that removes stale, moist air.

The development is just 100 metres from the new Scoil na bhForbacha. Barna, Salthill and Spiddal are just a short drive away.
