Ferrybank, a Co Waterford suburb that shares a border with south Kilkenny, is poised to undergo a complete transformation, with an estimated €350m earmarked for the North Quay development, the largest regeneration project in the history of the South East.

Falcon Real Estate Development Ireland last month said it plans to lodge planning permission for the mammoth project by the end of November. The project will include a 13-storey hotel and conference centre, a seven-storey twin block of office space, a new transport hub, and five apartment buildings.

This has helped drive demand among young professionals for Arbourmount, a development of 29 homes on Ferrybank's Rockshire Road in Co Kilkenny, where it overlooks the River Suir and Waterford city. There is one property still for sale from the first phase of eight homes. The remaining four-bed detached property has about 2,240 sq ft of living space across two floors and costs from €390,000.

Arbourmount has easy access to the M9 motorway, the N25 and the Waterford bypass, and there is a regular bus service to Waterford city.
