At Marianella in Dublin 6, downsizers from the locale's red-bricked period streetscapes have access to the kind of upmarket facilities once reserved for five-star hotels: the residents' clubhouse at the Rathgar development has a gym with an on-site personal trainer, a wellness suite with a steam room and sauna, a lounge, a cinema room, a concierge service, and a meeting room.
The complex is being built on an 8.1-ac site off the Orwell Road that was home to a Redemptorist monastery for almost 100 years. Cairn Homes spent €40m in 2015 on buying the Marianella centre, chapel, seminary and grounds. The eponymous new Marianella retains the mature trees in the development's park, as well as a 200-year-old gate lodge.
There are 60 units in the latest release, which forms part of the first phase of Marianella, and Cairn Homes expects construction on these properties to finish by the spring. The second phase will consist of three- and five-bed houses.
For now, there are one-bed apartments priced from €395,000, two-beds costing from €525,000 and three-beds with €695,000 price tags. The apartment blocks are laid out around private communal gardens and the exteriors are finished with Ibstock brickwork, energy-efficient Scandinavian Alu-Clad windows by Carlson, and balconies with glazed balustrades. Many of the apartments are dual aspect with double balconies.
Inside each apartment is a custom-designed fully integrated kitchen from the German brand Leicht - all supplied by McNally Kitchens - extra-high ceilings in the main living areas and bedrooms, and bespoke wardrobes by Cawleys throughout, including walk-in wardrobes in many of the main bedrooms.
Visitor access to each apartment is via an IP-enabled video phone system. Rathgar village is a five-minute walk away, while the city centre is just 3km.
Viewings are between 11am and 1pm on Saturdays and from 1pm to 2pm on Wednesdays.
