Duplexes due to be sold off the plans
Parkside, Balgriffin, Dublin 13
Cairn Homes, which is building 3,200 homes in the greater Dublin area, may be one of Ireland's largest developers, but the duplexes it's releasing this weekend at its Parkside scheme in Balgriffin are the first it has ever launched in the country.
The stock market-listed housebuilder is developing Parkside next to the eponymous Father Collins Park, a 53-ac facility with playgrounds, a 1.5km running track, playing pitches and fitness stations.
The scheme, situated in a landscaped setting off the Malahide Road, was first launched in autumn of 2015. The duplexes in the latest release from the second phase of Parkside will be sold off the plans from an information suite this weekend. In addition to the new duplex homes, there are three and four-bed homes in the tranche that will be released from a showhouse.
Prices start at €285,000 for a duplex, at €370,000 for a three-bed and at €420,000. In March, Cairn Homes used the example of a three-bed home selling at Parkside for €334,750 to claim that it is almost €500 a week cheaper to buy a suburban home in Dublin rather than rent it.
Buyers of the duplexes will have a choice of brick elevations and internal layouts, depending on their requirements. The homes will also come with a large, contemporary-style kitchen, storage spaces, and large high-performance windows that fill each room with natural light.
Energy-saving features at the A3-rated homes will include PV solar panels to top up electricity supplies and a demand control ventilation system that ensures fresh air is circulated internally.
In addition, planning permission has been secured for two new primary schools in a complex bordering Parkside. Commuters can travel to the city centre via the Malahide Road Quality Bus Corridor (QBC), the Dart station at Clongriffin, or the M50 and the Port Tunnel. The showhouse will be on view between 2.30pm and 4pm tomorrow and Sunday.
