Seasoned house-hunters may recognise Comyn Manor in Swords - its developer also built Cluny Manor on the grounds of St Joseph of Cluny's girls school in Killiney in 2016 and emulated many elements from that scheme in its latest project.
Indeed, SAC Construction even retained the same team of suppliers, tradespeople and professionals behind Cluny Manor. As a result, Comyn Manor is similar in style and comes with the same underfloor heating provided by a Panasonic air-to-water heat pump, choice of kitchens from Blackrock Kitchens, and wet room-style showers.
Unlike many new Swords developments, Comyn Manor is located near the centre of the town, on Seatown Road, where SAC has kept the site's mature trees for the central green space.
The first phase of the 28-unit scheme comprised 16 three-beds and was sold after an autumn launch. The second and final phase consists of 12 larger four-bed townhouses measuring 1,700 sq ft. They are aimed at growing families and buyers with older children: there is a second living room on the first floor and two en suite bedrooms, a layout popular among families with teenage children. Prices start at €450,000 for a mid-terrace design and at €475,000 for an end-of-terrace four-bed.
The three-storey four-beds are faced with traditional period-style yellow brick, with granite to the windowsills. The frames of the double-glazed PVC windows have an ivory woodgrain finish, while the front driveway is paved in cobble-lock.
The reception rooms have sandstone fireplaces with wood-burning stoves, and high wardrobes have been fitted to all the bedrooms. The bathrooms are fully tiled and come with contemporary-style sanitaryware, shower enclosures, and heated towel rails.
The A3-rated houses are located close to the Swords Express bus stop, an Aldi and Fingal Community College.
