Castle Park this weekend becomes the first new development in a decade to launch in the border county of Monaghan, where the recovery in the property market lagged other counties after the crash.
The Castleblayney scheme, which will comprise 60 three and four-bed houses when it's finished by Meegan Builders, is aimed at buyers living in Co Monaghan and Co Louth who commute to Dublin because they are priced out of the capital. Dublin Airport is a 50-minute drive from Castleblayney.

The first release at the scheme is made up of 20 properties, with prices starting at €219,000 for a three-bed terraced house measuring 1,334 sq ft. Prices for the end-of-terrace, semi-detached and detached styles, which also span 1,334 sq ft, are €225,000, €229,000 and €239,000, respectively. A 1,431-sq ft four-bed semi, meanwhile, is priced from €249,000.
Inside, there is a fitted kitchen, and tiled flooring to the entrance hall, kitchen/diner and guest WC. The main bathroom and ensuite also has tiling. The houses are A3-rated.
