Attics primed for future conversion
Ashwood Hall, Malahide, Co Dublin
Ashwood Hall is a new development in the affluent north Dublin coastal village of Malahide. The family homes are set in a wooded area along the village's back road, opposite the 12th-century Malahide Castle and Demesne.
The scheme consists of 56 four and five-bed semi-detached and detached houses. The first phase will comprise 10 four-bed semis, all from the Talbot range. Each home measures 1,700 sq ft, costs from €775,000, and comes with attics primed for a future conversion.
The traditional-style homes have exteriors finished in a combination of Heritage Red-blend brickwork and monocouche self-coloured render. The double-glazed Alu-clad windows and hardwood front door are supplied by Munster Joinery. There is hedging and railings to the front of the driveway, which is laid with permeable paving from Tobermore. To the rear, there is a granite patio, a garden, and a shed with an electricity supply.
Internally, there are 9ft-high ceilings throughout the ground floor, five-panel white doors, and contemporary-style skirting and architrave. The Gazco electric fire inset in the living room is also contemporary by design, as is the handless kitchen from McNally's Leicht range, which is fitted with Silestone quartz countertops, a Blanco undermount sink and integrated Siemens appliances.
Buyers have a choice of Porcelanosa tiles for the walls and floors of the bathroom and ensuite, which are also fitted with Duravit sanitaryware and heated chrome towel rails. There are hand-painted wardrobes from BeSpace in the bedrooms, and walk-in wardrobes to the master bedroom.
The gas-fired central heating in the A3-rated properties can be controlled at four different zones throughout each home at Ashwood Hall, and there are PV panels on the roof.
