First-time buyers with young families have been drawn to the seaside development of Cois na Mara, just a few minutes' walk from the beach at Bettystown, Co Meath.
The first phase of 32 houses at Cois Na Mara was launched in June and there are plans for 88 properties in all at the development. Out of the initial tranche, there are 12 still on the market. Six are three-beds measuring 1,173 sq ft and priced from €237,000, while the remainder are 1,345 sq ft four-beds that are selling for €265,000.
As a result of budget measures unveiled in October, first-time buyers of the three-beds at Cois na Mara can qualify for a tax rebate worth €11,850, while purchasers of the larger version can receive €13,250.
The scheme is being developed across the road from Bettystown Golf Club and Tennis Club by Carroll Estates Dublin, which built Castlemartin in the locality and is behind new estates in nearby North County Dublin, including Castleway and Hazelbrook in Malahide.
The homes at Cois na Mara have an open-plan layout on the ground floor to help maximise space and daylight, and the roof trusses have been designed with conversion in mind. All of the units at Cois Na Mara have an A3 BER, courtesy of energy efficient features such as an A-rated gas condensing boiler for the central heating system.
Commuters can use the train station and park-and-ride facility less than two miles away at Laytown, with the journey to Dublin's Connolly Station taking about 45 minutes.
