€350k for four-bed semi in Marble City
Rath Úllord Kilkenny City
Asking price: From €350,000
Agent: Warren McCreery Property (056) 770 2000
The lack of housing stock in Co Kilkenny and increased demand for homes in the Marble County drove up prices by an average 22pc last year, according to the latest annual How Much is Your House Worth? survey of estate agents by the Irish Independent.
One of the few residential schemes under construction in Kilkenny City is Rath Úllord, which is off the New Orchard Road and is within walking distance of the city centre. About 130 homes are planned for Rath Úllord, with the first phase of 20 units selling off the plans last year.
A second phase of 47 four and five-bed homes was released towards the end of April and a new showhouse is scheduled to open this month.
There are four house types available in the latest tranche. Prices start at €350,000 for a four-bed semi, at €410,000 for a four-bed detached home, and at €460,000 for two different five-bed detached styles.
Designed by Kilkenny-based Reddy Architects, the contemporary-style homes have extra-large windows from Senator Windows to allow in more natural light. Out front, there is a driveway, a cobble-lock footpath, and a garden with planting.
Buyers have a choice of contemporary or traditional-style units from Carana Kitchens in Meubles.
The A-rated homes at Rath Úllord are just off the Kilkenny Ring Road and are close to access to the M7 motorway.
Viewings at Rath Úllord will be held tomorrow, between 10am and 10.30am.
