Lovescharity begins at home
12 Clonliffe Avenue €350k
Although Google Maps will tell you that 12 Clonliffe Avenue is in Ballybough, you may well prefer to use its historical address in your correspondence. After all, who wouldn't describe themselves as living in Lovescharity, a tiny, little-known townland occupying a mere 23 acres north of the Royal Canal and encompassing Croke Park?
According to the Property Price Register, Number 12 last sold in December 2015 for €276,000. Since then it's had a facelift and is now as neat and pretty as could be inside.
It's also been extended at the back, taking the floor area up to a still fairly 'bijou' 700 sq ft. Obviously the extension has made the back garden smaller, but there remains a most pleasant south-west-facing courtyard, lined with old stone walls and full of containers and climbers, and with plenty of room for dining outdoors.
You reach the garden by means of French doors in the extended, open-plan living and dining room, which measures roughly 13ft by 15ft. There's a vaulted ceiling here with a row of skylights, and a solid-fuel stove in the fireplace.
The kitchen is at the back and has been recently replaced with solid wood cabinets hand-painted in duck-egg blue.
Off the kitchen there's a shower room, also newly fitted, with a walk-in shower cubicle and an old-fashioned toilet with high-level cistern.
The main bedroom is on the ground floor, in a former reception room at the front of the house measuring about 15ft by 9ft. The second of the two bedrooms is upstairs.
You can walk from here to the top of O'Connell Street in about 20 minutes or less, and Connolly Station is a kilometre away.
Number 12 Clonliffe Avenue is for sale with Sherry FitzGerald Drumcondra (01) 837 3737 and has an asking price of €350,000.
