Wexford house prices

New two- and three-bedroom units in Wexford have experienced a much sharper fall in values in comparison to their second-hand equivalents. Two-bedroom townhouses in Wexford have experienced the largest drop in prices from peak values, falling by 56pc.

At the market peak new two-bedroom townhouses were fetching €270,000 which was €65,000 above their second-hand equivalent. Now new versions are selling for €118,000 which is €7,000 below second-hand versions.

Similarly new two-bedroom apartments have experienced a much greater fall from peak values than their second-hand equivalents.

Now such flats are selling new for €110,000.

It is now possible to buy a four-bedroom detached house in Wexford for €228,000 which is €42,000 less than the price paid for a new two-bedroom town house at the peak of the market.

The majority of agents surveyed in Wexford reported an increase in sales activity in the first four months of this year compared to the final four months of 2009, with one agent recording 32 sales in the first 17 weeks of the year -- almost an average of two sales per week.

While the increase in sales activity is promising, there would appear to be a large volume of property on the market in Wexford, with the number of second-hand properties for sale in the county accounting for approximately 4.7pc of housing stock.

The survey also reveals that little headway has been made in reducing this level of unsold stock, with an equal number of agents surveyed in Wexford reporting that the stock of properties on the market either increased or remained un-changed since the beginning of 2010.

Nevertheless agents record good demand for two-bedroom townhouses and three-bedroom semi-detached houses.
