Most of the houses at Heytesbury Street in Portobello, Dublin 8, are on Dublin City Council's record of protected structures.

It was not always so, though. A row of houses was lost forever in the 1960s, having been demolished to make way for the architectural monstrosity that is St Paul's secondary school, otherwise known as Synge Street CBS.

Directly across the street from the 'Synger' secondary is 38 Heytesbury Street.

It's a mid 19th-century villa-style terraced house and it is a protected structure, so it's just as well that it's had a major refurbishment already: whoever buys it won't have to trouble the city planners for permission to fix it up.

That's unless a new owner wants to apply for planning permission to extend it at the back, into the pretty west-facing garden, where there are lawns, a path, hedging and old walls.

As it stands the house is 1,582 sq ft on two floors, with the living accommodation at entrance level and the sleeping quarters downstairs.

There are three bedrooms on the lower floor, the main one en-suite, along with a family bathroom.

At entrance level there's a sitting room at the front roughly 15ft by 18ft with a fireplace.

Behind this is a slightly smaller dining room (14ft by 12ft) with another fireplace and a window overlooking the back garden. The kitchen (14ft by 10ft) is at the back, and there's also a guest toilet on this floor.

According to the Property Price Register, Number 38 last sold four years ago, in October 2013, for €495,000. It's been refurbished since then, including rewiring, replumbing and central heating, but there are still period features such as sash windows, original doors and fireplaces.

The agent for the sale is Young's Estate Agents (01) 497 5581 and the asking price is €795,000.
